Our clients came to us and asked us to help them spruce this home up and sell.  They had done major renovations a few years ago, but time and kids and pets had taken a small toll, and so we helped them repaint the exterior and touch up inside, refinish the floors, and fix anything that wasn't up to snuff for a $3+ million dollar home.  This particular home also featured a lovely redone 2nd apartment for rentals, guests, family or live-in help. 

This property was a labor of love, down to the studs and then some renovation of a small hillside house in Bernal.  It included adding a massive 4 car bunker of a garage built under the house and necessarily supporting the hillside.  Alas, the owners had life changes and ended up moving elsewhere and so we had the opportunity to sell this amazing home for them.  

This amazing 2 unit Victorian home was completely redone by the previous owners, and then our clients added some personal touches. The main house is on 3 levels and features 5 bedrooms, 3.5 baths a huge step out deck off the kitchen and a very unique shower room built into the Victorian turret. Downstairs is a full floor 2 bedroom/2.5 bath flat that also shares the rear garden.  Located on one of Noe Valleys most beloved streets, Fair Oaks, it is just a short walk to 24th St and the Valencia/Guerrero corridor's shops and cafes. 

This was a great project where we helped our 96 year old client renovate and sell this investment property.  He had purchased it when built in 1978 and had not really done a lot of updating, just what was necessary for the tenants.  But it was located in Mountain View almost exactly between the Apple and Google campuses.  So using our Aethos Revive program we replaced, the flooring, bathrooms, kitchen, lighting, etc... and in so doing increased his profit by nearly $300,000.  All at with no upfront costs to him.  

Here is another home we had the pleasure of selling to our client and then helping him sell a few years later.  An artist who travels alot, he wanted a perfect little retreat in the Bay Area, to just relax and get quite. We found him this amazing little victorian on a flag lot surrounded by lush gardens just a block or so from Sausalito's marina and Caledonia St shops and cafes.  We also helped him redo it for sale. And stage, of course.  It sold with 14(!) offers for about $400K over the asking price. 

We had the pleasure of helping our client sell his mother's home of many years.  Being a contractor himself he went through and added a primary suite at the garden level and redid the kitchen, as well as painting and redoing floors.  It was a beautiful home with a huge garden. 

This is a video of just one of these two spectacularly renovated units.  The owner brought us in after the renovations to help sell the property, since we had just sold two other two unit buildings in the neighborhood.  We felt the renovations had given it a real Parisian feel and used that in our marketing.  

We sold this home for some dear friends who were moving to warmer climes.  They had already renovated the home beautifully, but we came in and cleared the pest work and just updated the painting, including painting the fireplace to cover the old brick.  It sold with half a dozen offers in about 10 days.  

This was a fun project I sold to a couple of designer clients.  When they purchased it it was a 15 foot wide cottage built over a garage, likely a carriage house for a nearby Victorian.  Upstairs were 4 rooms in a shotgun layout with just a huge open highceilinged garage that slopped downhill to the back yard.  They completely reimagined it into a stunning 2br, 1.5 bath home with an open loft like living space downstairs that opened
